Housing Development Rendering and Design for Cottage Communities, Villa Estates and New Neighborhoods

Housing development rendering is photorealistic 3D imagery of a new community before it is built: the master plan, aerials, every house type, streets, amenities and interiors. We design the concept when there is only land and render it for investors, planning boards and off-plan buyers, from one 3D model.

Housing development CGI for every part of a new community

Housing development CGI is photoreal imagery of a cottage community, villa estate, holiday village or new neighborhood made before it is built, from your master plan and house types or from a concept we design with you. We model the whole site once in 3D and render every view the launch needs.

  • Top-down 3D master plan render of a hillside housing development with villas, curved roads and forest around the plots

3D master plans and site plans

The whole community as an illustrated 3D site plan: plots, roads, house types, green space, amenities and phases, for investors, the planning board and the sales gallery. Your planner draws the layout; we make it readable at a glance.
  • Aerial render of a small group of villas with pools on a slope above a town at sunset

Aerial views of the whole development

Drone-angle views of the new neighborhood in its real landscape, by day or at sunset, so buyers and investors see the scale, the views and what is nearby; see our aerial rendering service.
  • Render of a modern stone and stucco villa with terraces, a glass balustrade and Mediterranean planting

House types, elevations and facade options

Every home model in the range rendered from your elevations, with facade, material and colour options, so buyers can choose a plot and a house type before the first home is built.
  • Eye-level render of a street in a new villa community with olive trees, stone walls and modern white villas at sunset

    Street scenes and arrival views

Eye-level views at the entrance, down the street and along the paths: landscaping, driveways, parking and lighting, the way a buyer will first see the community and their future neighbours.
  • Render of a community park with winding paths, lawns, flowering shrubs and trees seen from above

Clubhouse, pool, parks and shared amenities

The clubhouse, pool, playground, parks, trails and gardens that make the community worth the price, rendered with life and light so the lifestyle sells as well as the house.
  • Top-down 3D floor plan render of a furnished open-plan home with a living area, kitchen, dining table and staircase

Model home interiors and 3D floor plans

Furnished interiors of each house type and 3D floor plans for the website and the brochure, so buyers compare layouts before a show home exists.
  • Flythroughs and virtual tours

A flyover of the whole community and a walk from the gate to the front door, plus virtual tours of each home, for the sales gallery, the website and social media; see our architectural animation.
  • Mock-up of a brochure, website and social media post with renders of a new villa community for its off-plan launch

    Off-plan sales and marketing visuals

Brochure stills, website and social media images, ad creatives and a launch video for off-plan sales, cut from the same model. For developers we can run the whole launch: community name and brand, sales website, brochure and campaign content.

Any of these can be right. The set you need depends on who has to say yes.

Which views to order is a late decision. What comes first is the decision the images have to win: a land purchase, an investor or bank, a planning application or public consultation, or a buyer reserving a plot off-plan. We start there, not with a render list, and come back with a plan for what to show, to whom and in what order.

Free guide: the 6 images that sell a house off-plan, and the 9 nobody sees

The developers behind the logos above sell homes before a brick is laid, and a short set of images does the selling. In our composite of a typical residential rendering order, fifteen images were bought, six carried the listing and $3,800 went on pictures nobody looked at. The guide shows which six sell an off-plan house, how to brief each one and what to do with the budget you free.

Who orders housing development renders

Who orders housing development renders, and what each team needs

Housing development renders are ordered by the people who must sell a community before it exists: developers raising capital and taking off-plan reservations, home builders launching a new phase, holiday village and resort owners, landowners subdividing a site, and the architects and agents who present the scheme. One 3D model serves them all.

  • Render of a white luxury villa with an infinity pool, outdoor lounge and hillside views under a blue sky

Developers of cottage communities and villa estates

Need land deals, capital and off-plan reservations. We render the master plan, house types and amenities for the investor deck and the launch, and can run the whole launch: name and brand, sales website, brochure and social media, from one model.

  • Render of a cream townhome with a solar roof, a two-car garage and a landscaped path to the front door

    Home builders and new-home communities

Need every house type, color scheme and lot shown before the model home opens. We render elevations, street scenes and 3D floor plans for the website, the sales center, listings and brochures.

Get the playbook for this role
  • Night render of A-frame cabins with glowing windows and solar roofs in a snowy pine forest

Holiday villages, glamping and cabin resorts

Need investors, a planning permit and first bookings while the site is still a field. We show cabins, lodges and chalets in their landscape, the shared spaces and the guest experience, for the business plan, planning and pre-sales.

Get the playbook for this role
  • Aerial render of a forested hillside site with trails and a clearing marked out for future homes

    Landowners subdividing a site

Have land and an idea for plots, not a finished project. We design and visualize the future neighborhood so the plots sell faster or the land deal closes: an aerial, a 3D site plan and a few typical homes.

Get the playbook for this role
  • Render of a two-storey modern cottage with dark timber cladding, large windows and a terrace among trees

    Architects, planners and new-homes agents

Need the scheme understood at the planning committee, the public consultation or the launch event. Architects and estate agents order renders under their own brand: we follow your drawings and keep every plot, height and tree where it is.

Get the playbook for this role

Pick your side of the community. Get the playbook written for it.

A developer, a home builder and a holiday village owner order the same community renders for different reasons, and each overpays in a different place. Choose yours: the views that move your decision, a realistic scope and the brief mistakes we see most from your side.

Common housing development rendering problems

Housing Development Rendering Challenges We Solve

  • 01 Happened to us

Buyers cannot picture a field as a neighborhood

Off-plan buyers see a plot map, a few elevations and an empty site, and most wait for the show home before they commit.

Our fixWe show the finished community at eye level and from the air, with streets, gardens, neighbours and views, so buyers reserve before construction.

  • 02 Happened to us

Only the hero home looks good

Brochures often show one beautiful house while the other house types stay as line drawings, and the cheaper plots stall.

Our fixWe render every house type and its options in the same quality and light, placed on its real plot in the master plan.

  • 03 Happened to us

The planning board and the neighbours push back

Planning applications and public consultations stall on density, traffic, trees and views from existing homes.

Our fixWe render accurate massing in the real landscape, with planting, screening and views from nearby roads and houses.

  • 04 Happened to us

There is land and a budget, but no design yet

Landowners and first-time developers often start with a survey and a pro forma, and the investor meeting is next month.

Our fixWe design the concept with you: a layout idea, typical house types and amenities, enough to raise money and to brief the architect.

  • 05 Happened to us

The community changes phase by phase

Communities are built and sold in phases; plots sell out, house types change and last year’s images show the wrong site.

Our fixWe keep one site model and update it for every phase, new house type or price list instead of starting over.

Housing development visuals by project stage

Housing development visuals by stage are the renders a new community needs at each step, from the land deal to the last phase. Early views shape the concept and raise capital, later ones win planning and sell homes off-plan, so we scope each set to the decision in front of you.

The 3D site model built for the first stage is reused for the next, so each new set costs less than starting over.

What is housing development rendering?

Housing development rendering is photorealistic 3D imagery of a new community before it is built: the master plan, aerial views, each house type, streets, amenities and interiors, made from drawings or a concept. Developers, home builders and resort owners use it to raise money, win planning and sell homes off-plan.

Can you design a housing development if we only have land?

Yes. In about half of our projects there is no finished design, so we develop the concept ourselves: a layout idea, typical house types, amenities and landscape, shown in options. Your planner and architect then turn the chosen concept into the official layout and permit drawings, which we do not produce.

What do you need to start a housing development rendering project?

A master plan or site plan, house type plans and elevations, or a CAD, Revit or SketchUp model, plus materials, a site survey and drone photos if you have them. If there is no 3D model, we build it from the 2D set; if there is only land and a brief, we start from the concept.

Can you render a 3D master plan of the whole community?

Yes. We turn your master plan into an illustrated 3D site plan and aerial views that show plots, roads, house types, green space, amenities and phases, readable by buyers as well as planners. Read how a rendered site plan turns a flat layout into a sales tool.

Can you show every house type and its facade options?

Yes. Each house type is rendered from its elevations in the same light and quality, with its facade, roof, material and colour options, and placed on its real plot. Buyers compare models side by side, and your sales team gets a consistent image set for the brochure, the website and listings.

Can the renders be used in a planning application or public consultation?

Yes. For planning applications and public consultations we render accurate massing in the real landscape, with planting, screening and views from nearby roads and homes, and we can match renders to site photos. See how architectural photomontage supports a planning application.

Can we use the renders to raise money from investors or a bank?

Yes. Investors, partners and lenders are the first audience for most new communities. We render the master plan, an aerial, the main house types and the amenities at presentation resolution, so the investor deck, the business plan and the loan package show what the money is buying.

Can you create off-plan marketing: brochure, website, social media and a launch video?

Yes. We make brochure stills, website and social media visuals, ad creatives and a launch video from the same 3D model. For developers we can also run the whole launch: community name and brand, sales website and campaign content, so the visuals, the site and the ads tell one story.

Do you make flythroughs, virtual tours or an interactive site plan?

Yes. From the same site model we produce a flyover of the community, a walk from the entrance to the front door and virtual tours of each house type. An interactive site plan with available plots or a house configurator can be built on your sales website by our web design team.

Do you render holiday villages, glamping sites and cabin resorts?

Yes. We render holiday villages, lodge parks, glamping sites and cabin resorts with the cabins in their landscape, the shared spaces and the guest experience, for the business plan, planning and pre-sales. For one eco village our design visuals of modular cabins won pre-commitments from 94% of target partners.

Do you render townhomes, build-to-rent and modular communities?

Yes. Townhome rows, build-to-rent neighborhoods and gated communities follow the same process: master plan, house types, streets and amenities from one model. If the homes are factory-built, see our modular home rendering for manufacturers and dealers.

Why order renders if our architect already has drawings?

Architectural drawings are made for approval and construction; buyers and investors cannot read them. Our renders show the finished community with light, landscape, people and views, at a quality that sells plots and wins the bank. Most of our development clients have an architect and use both.

How long does housing development rendering take?

An aerial and a few house type views usually take one to two weeks, depending on the size of the site, whether a model exists and revisions. A full off-plan launch set with interiors, a tour and a video runs in parallel teams and is planned around your funding, planning and sales dates.

How much does housing development rendering cost?

The cost depends on the number of views, the size of the site, how many house types there are, whether a 3D model exists and whether aerials, tours or animation are included. We quote each project after seeing the master plan and drawings, so send them over and you get a fixed quote within one business day.
