Senior living visuals for investors, families and future residents

A senior living community is chosen on feeling: a warm arrival, a lobby that says home, a room a parent would be happy in. We build the campus once in 3D from your drawings and render every view the project needs, from the investor deck to the leasing office.

  • Render of an assisted living building at golden hour with a landscaped entrance court, benches and autumn trees

    Exterior and arrival views

The building, the entrance court and the drop-off in daylight or golden hour, with residents and families in the scene, for the cover of the deck and the website.
  • Render of a senior living lobby with a double timber staircase, built-in bookshelves and reading chairs

    Lobbies and common areas

Double-height lobbies, fireplaces, libraries and lounges: the spaces that turn a first visit into a deposit.
  • Render of an assisted living suite sitting area with an armchair, a sofa, a console and a window to the trees

    Model suites and resident rooms

Independent living apartments, assisted living suites and memory care rooms, furnished and lit so families can picture a parent living there.
  • Render of a senior living great room with round dining tables under a vaulted timber ceiling

    Dining rooms and amenity spaces

Restaurants, bistros, activity rooms, chapels and wellness areas, shown full of life rather than empty.
  • Walkthrough animation

Short films that move from the entrance through the lobby to a resident suite, for investor meetings, websites and social ads.
  • 360° virtual tours

Interactive panoramas of the courtyard, the lobby or a model suite that families and referral partners can explore from anywhere.
  • Aerial masterplan render of a residential community with massing models of new buildings among roads and trees

    Campus aerials and masterplans

Bird’s-eye views of the whole community: buildings, cottages, parking, walking paths and gardens, for planning boards and phased sales.
  • Render of two residents on a bench beside flowering beds in an assisted living garden court

    Gardens, courtyards and walking paths

Sensory gardens, secure memory care courtyards and shaded benches, so outdoor life is part of the story.

Any of these can be right. The set you need depends on who has to say yes.

Which views to order is a late decision. What comes first is the decision the images have to win: an investor commitment, a planning approval, a pre-leasing campaign or a family’s first visit. We start there, not with a render list, and come back with a plan for what to show, to whom and in what order.

Cover of the guide on sizing an architectural rendering order

Free guide: you order 12 images, publish 4 and pay $3,700 for the rest

Look at the logos above: none of those teams orders architectural rendering by the dozen. They start from where the building will be seen and let the image count follow. In our composite of a typical order, twelve views were bought, four were published and $3,700 went on images nobody used. The guide gives you the priced order, the place-by-place sizing list and the short brief to send instead.

Who orders senior living renders

Who orders senior living renders and what each team needs from them

The same community is read differently by an investor, an operator, an architect and an adult daughter choosing for her mother. We scope the views to the audience, and one 3D model of the campus serves all of them.

  • Render of a two-storey assisted living building with a glass entrance, a sculpted pine and a gravel court

    Senior living developers and owners

Need capital and approvals before construction. We render the project for investor decks, lender packages and planning boards, then reuse the model for sales.

Common senior living rendering problems

Senior Living Rendering Challenges We Solve

  • 01 Happened to us

The community looks like a hospital

Bright, empty corridors and cold materials make a care community read as an institution, the opposite of what families and residents want.

Our fixWe light, furnish and populate every scene for home: warm materials, lived-in details and residents enjoying the space.

  • 02 Happened to us

Investors cannot picture an unbuilt project

Plans, elevations and a pro forma do not show why a resident would choose this community over the one down the road.

Our fixWe turn the drawing set into a small set of decisive views: arrival, lobby, dining, a suite and the campus from above.

  • 03 Happened to us

There is no 3D model yet

Early projects often have only facades of key walls, a room plan and reference photos, and no time to wait for a full BIM model.

Our fixWe build the model ourselves from drawings, dimensions and references; for a 48-bed assisted living and rehab center we modelled the whole building from facades and a room plan.

  • 04 Happened to us

Pre-leasing starts before the building exists

Waitlists are filled 12 to 24 months before opening, long before a model suite can be built and photographed.

Our fixWe render model suites, amenities and lifestyle scenes from CAD, so marketing starts with construction, not after it.

  • 05 Happened to us

    Every phase needs new images

Independent living, assisted living and memory care wings open at different times, and each opening needs its own campaign.

Our fixWe reuse one campus model for every phase, so the next wing is a new set of cameras, not a new project.

Senior living visuals by project stage

What a senior living project needs from renders changes with its stage. Early views raise capital and win approvals, later ones fill the waitlist and support the opening, so we scope the set to the decision in front of you.

The 3D model built for the first stage is reused for the next, so each new set costs less than starting over.

What is senior living rendering?

Senior living rendering is photorealistic 3D imagery of an independent living, assisted living, memory care or CCRC community before it is built, made from drawings or a 3D model. Developers, operators and architects use it for investor decks, planning approvals, pre-leasing campaigns and websites.

What do you need to start a senior living rendering project?

Architectural drawings or a CAD, Revit or SketchUp model are the best start, plus the finish schedule and references for the mood you want. If there is no model yet, facades of the key walls, room plans with dimensions and reference photos are enough: we build the model ourselves, as we did for a 48-bed assisted living and rehab center.

How do you make senior living renders feel homely rather than clinical?

By choosing warm materials and light, residential furniture, lived-in details and people in the scene. We avoid hospital cues such as bare corridors and harsh light, and show residents dining, reading and meeting family, because families choose a home, not a facility.

Can you render memory care and assisted living areas differently?

Yes. Memory care scenes show secure courtyards, wayfinding, calm palettes and smaller household spaces; assisted living shows suites, dining and activity rooms; independent living shows apartments, cottages and amenities. One campus model carries all of them.

Do you make senior living animations and virtual tours?

Yes. From the same 3D model we produce walkthrough films that move from the entrance to a resident suite, and 360° panoramas families and referral partners can explore online. Because the community is already modelled, film and tours build on the stills instead of starting over.

Can the renders be used for investors and planning boards?

Yes, and that is often their first job. Investor views focus on arrival, lobby, dining and a suite; planning views show accurate massing, materials and the building in its street context. Both come from one model that follows your drawings.

How long does senior living rendering take?

A few exterior and interior views usually take one to two weeks, depending on detail, whether a model exists and revisions. A full campaign with aerials, tours and film runs in parallel teams and is planned around your investor or leasing dates.

How much does senior living rendering cost?

The cost depends on the number of views, whether a 3D model already exists, interior detail, and whether animation or tours are included. We quote per project or by the hour after seeing the drawings; send them over and you get a quote, not a price list.
