Multifamily Rendering for Apartment, Condo and Build-to-Rent Developers
Multifamily rendering for every part of the building, from the street to the rooftop
Multifamily rendering is photorealistic 3D imagery of an apartment building, condo tower, rental community or mixed-use project before it is built. We render the exteriors, the site from above, the lobby and amenities, model units, 3D floor plans and tours from one model of the building, so investors, the city, buyers and future residents see the same project.
-
Exteriors and street views
Facades, entrances, balconies and the building at dusk, from eye level and from across the street, so the planning board and the first buyers see how the building meets its neighbourhood. -
Site aerials and masterplans
The whole community from above: buildings, courtyards, parking, pools and landscape, for the investment memo, the site plan approval and the leasing map. -
Lobby and amenity renderings
The arrival lobby, the mail and package room, the leasing office and the resident lounge: the spaces that set the rent before a resident sees a unit. -
Rooftops, pools and outdoor amenities
Rooftop decks, pools, fire pits, grilling areas and courtyards rendered in the light residents will use them, from a morning swim to a summer evening on the roof. -
Coworking, fitness and resident lounges
The coworking lounge, the fitness room and the club lounge on the amenity floor, designed and rendered to the floor plate so the amenity package reads as one lifestyle. -
Model units and interior concepts
Model apartments in every unit type and finish scheme. No interior design yet? We propose the model-unit concept and the amenity interiors ourselves and show them in 3D. -
3D floor plans and unit selectors
3D apartment floor plans for every unit type, stacking views and floor plates for the leasing site and the brochure, from the same model as the renders. -
Walkthrough films and 3D apartment tours
Walkthrough films from the street to the rooftop and 3D apartment tours of each unit type, for the sales site, the leasing office screen and social ads. -
Pre-leasing and lease-up marketing visuals
Brochure and website imagery, hoarding and construction signage, social media posts, Reels and ad creatives for the pre-leasing and pre-sales campaign, all cut from the same model.
Which views you need depends on who has to say yes next.
Lenders want the project, the city wants the street, buyers and renters want the home. We start with the decision the images have to win, then render what that audience needs to see, in the order your schedule needs it.

Most studios sell you renders. We work out what will actually move your project forward.
Ask a rendering studio what you need and you get a quote for renders. We start from the outcome you are paid for: a committee that signs off, enquiries on a scheme that does not exist yet, a buyer who stops comparing, an investor who commits.
Send one email and our 3D strategist replies with a commercial plan for the project: what to show, to whom, in what order, where it goes to work, and what it takes. The list of deliverables is the end of that plan, not the beginning.
Free, and yours to keep even if you never work with us.
Thank you – your request has been sent.
Our 3D strategist is reading the project now and will write back with the plan: what to show, to whom, and in what order.

Free guide: a show flat or a CGI launch set, priced $179,080 apart
The developers in the row above come to us before there is anything to photograph: drawings, a finishes schedule and a sales date. We priced one launch both ways. A show apartment, marketing suite and photography came to $196,740; a real estate rendering set from one 3D model, $17,660. The guide shows every line, the weeks each route takes and when a show flat still earns its place.

Multifamily Rendering Challenges We Solve
-
01 Happened to us
Capital has to commit before there is a building
Lenders and equity partners fund a scheme from a site plan, a pro forma and a massing study, and the amenity story that justifies the rents is still a list.
Our fixWe render the site, the arrival and the key amenities for the offering memorandum and the investment committee, from the first massing model.
-
02 Happened to us
Design review boards judge the street, not the elevation
Design review boards and community meetings ask how the building sits in its street, and a flat elevation answers none of their questions.
Our fixWe render accurate street views and context aerials from your survey and drawings, so the hearing discusses the real building.
-
03 Happened to us
Units have to lease before the doors open
Pre-leasing and pre-sales start a year before completion, when there is nothing to photograph and the model unit is still a shell.
Our fixWe render model units in every finish scheme, 3D floor plans and short tours, so the leasing office and the website sell from day one.
-
04 Happened to us
Every consultant sends a different picture
The architect, the interior designer, the landscape team and the marketing agency each send their own drawings, and the brochure ends up inconsistent.
Our fixOne 3D model brings the facade, the interiors, the landscape and the amenities together, and every image comes from it.
-
05 Happened to us
The amenity package is the product
Renters compare lobbies, gyms and rooftops before they compare units, and a list of amenities in a brochure does not move anyone.
Our fixWe design and render the lobby, the fitness room, the coworking lounge and the rooftop as one lifestyle, so the rent is easy to justify.

Multifamily visuals by development stage
What an apartment or condo project needs from renders changes with each step to completion. Early views raise capital and win approvals, later ones sell units and fill the building, so we scope each set to the decision in front of you.
The 3D model built for the first stage is reused for the next, so each new set costs less than starting over.

Questions about multifamily rendering
Didn’t find your question?
Ask it here. A producer replies within one business day — with an answer, not a sales call.
What is multifamily rendering?
Multifamily rendering is photorealistic 3D imagery of an apartment building, condo tower, build-to-rent community or mixed-use project before it is built. It covers exteriors and street views, site aerials, lobbies and amenities, model units, 3D floor plans, tours and films, all made from one 3D model of the building.
Can you start before the drawings are final?
Yes. Many projects start from a massing model, a site plan and references, which is enough for the land deal and the first investor views. As the architect’s drawings develop we update the same model, so nothing is rendered twice from scratch.
Can we use the renderings for investors, lenders and the offering memorandum?
Yes, that is one of the most common uses. A site aerial, the arrival view and two or three amenity views show investors, lenders and JV partners the scheme they are funding. We deliver them in the sizes your deck, memorandum and data room need.
Will the renderings work for design review, planning and community meetings?
Yes. We build street views and context aerials from your survey, drawings and photos of the site, so the design review board and the neighbours see the real building in its street. We do not prepare planning documents or verified views to a statutory method; we work alongside your architect and planning consultant and give them the images.
Can you design the lobby, the amenities and the model units?
Yes. If there is no interior designer on board yet, we propose the lobby, the amenity spaces and the model-unit interiors ourselves, show them in 3D and refine them with you. If your interior designer has the design, we follow their drawings and finish schedule to the line.
Do you render amenity spaces: lobby, gym, coworking, rooftop and pool?
Yes. Amenity renderings are often the most important images of a rental building: the lobby, the leasing office, the fitness room, the coworking lounge, the clubhouse, the rooftop deck and the pool. For a club-level fitness amenity see our gym design page.
Do you make 3D floor plans and unit selectors?
Yes. We make 3D apartment floor plans for every unit type and floor plates for the stacking plan, in the same style as the renders. See our 3D floor plan rendering service for formats. Interactive unit selectors are built by your web developer from the images and plans we deliver.
Do you make walkthrough films and 360° tours of apartments?
Yes. From the same model we produce walkthrough films from the street through the lobby to a unit and the rooftop, and 3D apartment tours of each unit type for the website and the leasing office. See our 360° panorama service for tour formats.
How early should we start the renders before pre-sales or pre-leasing?
Plan the core set three to four months before the sales or leasing launch: exteriors, two or three amenities, a model unit in each finish scheme and the floor plans. That leaves time for one review round and for the brochure, the website and the ads to be built on the final images.
Can you create the marketing content for our lease-up: social media, ads and a brochure?
Yes. From the same 3D model we produce the visuals for the launch: brochure and website imagery, construction hoarding and signage, social media posts, Reels and stories, ad creatives in every size and a promo film. Your marketing team or leasing agency runs the campaign, and we deliver in the formats they ask for. For developers who want the whole launch, from naming and brand to the website and the campaign, we offer it as a full-cycle project.
How is this different from the renderings our architect provides?
An architect’s visuals explain the design to the client and the city. Ours are made to sell and lease the building: amenity and model-unit interiors, lifestyle light, unit-by-unit floor plans and launch formats, all photoreal enough for a buyer who will never see a show flat. We work from the architect’s model, so the building stays accurate.
How long does a multifamily rendering project take?
It depends on the number of buildings, views and interiors and on whether film is included. We agree the schedule with you at the start and plan the sets around your investor, hearing and sales dates, with larger launch packages run by parallel teams.
How much does multifamily rendering cost?
It depends on the number of buildings and views, the amenity and unit interiors, whether a 3D model already exists and whether film is included. We quote each project after seeing the drawings, so send the plans and you get a fixed quote.
